Furnishing an Airbnb: What Works, What Fails, and What Guests Actually Notice

Five-star reviews aren't about luxury. They're about nothing going wrong.

Airbnb guests are not gentle. They are on vacation, they are sometimes in groups, and they are in a space they don't own. Furniture that would last ten years in a primary home lasts three in a short-term rental. This is not a reason to buy cheap — cheap costs more over time. It's a reason to buy specifically.

The five-star formula

Five-star reviews on Airbnb are almost never about the furniture being beautiful. They're about the bed being comfortable, the shower working, the Wi-Fi being fast, and nothing being broken or missing. The furniture job is to be invisible — to not generate a complaint. A $4,000 custom sofa that photographs beautifully but has a loose leg will cost you a four-star review and a refund request.

Prioritize the bedroom above everything

The bed is the most reviewed piece of furniture in any Airbnb. Guests mention 'the bed was amazing' or 'the mattress was terrible' more than any other single item. Budget accordingly. A quality mattress — medium-firm, name brand or equivalent quality — is the highest-ROI purchase in the property. Pair it with a solid platform bed (no squeaks, no wobble) and quality linen (300+ thread count, stays white through commercial washing).

Sofas: durability over design

The living room sofa will be sat on, slept on, and occasionally treated as a dining table by guests who didn't read the house rules. Choose performance fabric — specifically solution-dyed acrylic or a polyester-linen blend rated for 100,000+ double rubs — rather than linen or velvet. Kiln-dried hardwood frames and eight-way hand-tied springs are worth paying for in a rental context because they resist the specific abuse of high-turnover use.

The items guests actually notice

  • Blackout curtains or blinds — guests sleeping across time zones rank this highly
  • A full-length mirror in or near the bedroom
  • Sufficient drawer and closet space for a week-long stay
  • A proper desk or working surface if you market to remote workers
  • Reading lights on both sides of the bed — not just overhead
  • Surfaces next to every seat — guests notice when there's nowhere to put a drink

What to avoid

  • Upholstered beds with tall fabric headboards — stain magnets, expensive to clean
  • White upholstered sofas — impossible to maintain at rental turnover frequency
  • Glass dining tables — they fingerprint immediately and are a breakage liability
  • Cheap flat-pack furniture — joints fail under heavy use; wobble reads as neglect in reviews
  • Ornate or fragile decor — it breaks and guests feel terrible about it

The economics

A properly furnished one-bedroom Airbnb — bedroom, living room, kitchen dining area, storage — costs $6,000–$14,000 at supplier pricing. At retail, the same specification runs $10,000–$22,000. The gap matters because Airbnb furnishings have a finite lifespan: expect a full refresh cycle every 5–7 years with good choices, every 2–3 with poor ones.
